The Rivers

The developer's goal is to maintain within The Rivers community pleasing aesthetic relationships of building to site and building to building, and not to restrict individual creativity. We are looking to the older neighborhoods of Grand Rapids for the architectural inspiration for River Edge and River Isle. There are many different styles represented throughout these neighborhoods and though two very different style houses may be side by side the overall effect works because great care was taken in how these homes were detailed. Achieving the proper scale, proportion and detail of all exterior elements is the key to creating a beautiful home and a street of beautiful homes creates a beautiful timeless neighborhood.

Building Materials & Design Standards
Walls to be brick, stone, stucco, cedar or fiber cement (vinyl and aluminum siding, soffit and facia will not be permitted). Any wall shingles whether cedar or fiber cement shall be machine cut with bottom edges aligned.

Roof to be cedar, slate, metal, fiberglass or asphalt shingles.

Chimneys shall be constructed with brick or stone or masonry materials and shall extend to the ground and all metal flues to be covered with a decorative metal shroud or a clay chimney pot.

Front doors shall be wood painted or stained.
Garage—Side loading garages are preferred. Front loading garages are to be set back a
minimum of 8' from the front face of the house or porch with a carriage house style door.
Side loading garages are to project no more than 16' from the front face of the house.
Driveways to be brick, cement, or asphalt.

Size and Space Requirements
No residence shall be constructed on any Unit with less than the following sizes of finished living areas (as calculated on exterior dimensions), exclusive of decks, porches, patios, garages and basements (whether full basements or walkout basements):
One-story home—1,700 squ. ft.
One and one half story home—2,000 sq. ft.
Two-story home—2,200 squ. ft.
