SaddleBrook: Its name is derived from the historical use of the land and the homes it creates will be in keeping with its charm and natural landscape. SaddleBrook was designed and developed by Holshoe Custom Homes as a condominium villa community for 37 villa homes.  It uses common areas and landscaping to blend with mature trees to create a background for its single dwelling villa homes.  It has over 44 acres of open space with a community gazebo and more than 2 miles of groomed nature trails encompassing a park and picnic area and a meandering trout stream.  Each villa home will have individual style but will compliment each other to create a neighborhood environment.

Q: What is a “Villa” condominium?
A: A “Villa” is a freestanding condominium that is customized to
the homeowners desire.

Q: Do I own my lot?
A: Yes.  The lots are individually owned.  However, the grounds of your
lots are maintained by the association.

Q: Are there common areas in SaddleBrook?
A: Yes.  44 acres of open space have been set aside exclusively for the
enjoyment of the residents of SaddleBrook. This open space includes
a community gazebo and more than 2 miles of groomed nature trails encompassing a park and picnic area and a meandering trout stream.

Design
Q: Do I have a choice on the exterior of my Villa?
A: Yes.  There are three different front elevations to choose from.

Q: What interior choices will I be able to make?
A: You will be able to customize your Villa with a fine selection of cabinetry, floor coverings, lighting, and countertops. You will also be able to upgrade with the addition of many things such as the addition of a four season room, deck, screened patio, additional fireplace or finishing the lower level of the Villa.

Maintenance
Q: How much will the fee be?
A: Initially, the monthly fee will be $140.

Q: What is included in the monthly fee?
A: The fee includes: Exterior maintenance of the Villas (roofing, siding,
paint), Sprinkling maintenance,  lawn cutting, lawn fertilization, pruning, snow removal on roads, drives and walkways, trash removal, common area maintenance, liability insurance on road and common areas, and association administration.

Q: Is there a reserve fund for future repairs?
A: The reserve fund will be established from initial impact fees and monthly dues. This fund will accumulate for future repaving costs, emergencies or property improvements.
